GROUND RULES AND REGULATIONS
The Scottsdale East Homes Community has established a common goal to keep the grounds enhanced with the beauty of the southwest with many annuals and mature trees that create a mood of calmness and sustainability.
COMMON AREAS:
The purpose of these ground rules refers to all areas outside the patios and/or in front of the units. Any unit with an enclosed patio (whether a room or a block fence) must keep their personal items inside their rooms or block walls. Units without an enclosed patio are asked to keep their lawn furniture on the patio and keep it to a minimum and in good repair so as to not detract from the appearance of the community.
From time to time Members request from the Board of Directors to make changes to the Ground Rules and Regulations. On February 2007 the BOD recognized the request from the Members to allow them the opportunity to plant their own flowers within the common areas. Therefore, the following rules will apply to all Members to wish to have plantings of flowers in permitted containers in "common areas".
- Member(s) cannot plant any live plants in the ground. The Landscape Committee and the General Manager will advise the BOD when plantings need to be removed because of deterioration due to frost or age.
- No trees may be planted within the fenced patio areas without the written approval of the General Manager. Existing trees will be excused from this rule so long as the trees do not become a hazard to the plumbing or neighboring block walls, and do not encroach on their neighbor's patios.
- No artificial plants will be permitted.
- No window boxes will be permitted.
- No pots on or attached to the exterior patio fences, balconies or building siding.
- A Member may have up to three (3) pots with live flowering plants not to exceed in height of about twelve (12) inches. The size of the pots will be no more than 18" in diameter and 24" in height. The pots must be neutral or earth tones in color such as terra cotta, beige or light brown. Plastic containers will be permitted.
- Member(s) will be allowed to place the pot(s) in the member's immediate "common area" and only on the rocks in this area.
- Member(s) must remove all outside pot(s) before leaving for any length of time; or alternatively, they may have someone maintain their "pot(s)". If the plantings/pot(s) are not maintained, they will be removed and put in storage. The Property will never be removed from a member's open space without the General Manager giving a written notice. If said property had to be removed, the Member will have 14 days to claim their property. Those Members who are already away for the summer will be able to claim their property when they return.
- 9.There will be no storage of pots, tools, chairs, etc. in the "common areas". Water hoses are acceptable if kept in a neat and orderly fashion.
This notice will periodically be printed in the S.E.H. Newsletter, the "Coop Scoop" as a reminder of the member's obligation to follow the Rules and Regulations.
Please keep the appearance of the common areas outside your unit within the spirit of these rules.
When you sign this Occupancy Agreement, you agree to abide to the Rules and Regulations. The Rules and Regulations are amended from time to time.
